Principal, Real Estate Development and Investment

About the role

Coupang is expanding its presence in Taiwan and is looking for a Principal, Real Estate Development and Investment to lead the development of large-scale logistics and fulfillment facilities. The role covers site strategy and land acquisition through permitting, design, construction, operational handover and stabilization, providing strategic direction, establishing project governance and leading critical decisions while aligning internal and external stakeholders.

Key responsibilities

• Develop and maintain a multi-year logistics real estate development pipeline aligned with network capacity, business growth, operational priorities and capital plans, and recommend project prioritization, timing, location and delivery strategy.
• Lead site selection and land acquisition, set evaluation criteria, direct feasibility and due diligence, and oversee commercial negotiations and transaction execution.
• Establish feasibility and permitting strategies, direct specialist teams on zoning, entitlements, environmental, traffic, utility, building, fire-safety and occupancy approvals, and identify and mitigate development risks.
• Own the development business case, work with Finance, Tax, Treasury, Legal and Operations, and present investment recommendations to senior leadership and investment committees.
• Set design direction and chair design and technical reviews, ensuring architecture, engineering, building systems, automation, safety, sustainability and operational requirements are integrated.
• Provide executive oversight of project delivery, including safety, cost, schedule, quality, procurement and change management, and intervene on significant deviations or disputes.
• Lead commercial strategy for major development, design, construction and developer agreements, working with Procurement and Legal on contracting, risk allocation and negotiations.
• Manage development projects as an integrated portfolio and support asset ownership and capital strategy, including joint ventures, sale and leaseback, forward funding and asset disposal.

Required profile

• Bachelor's degree in Real Estate, Architecture, Engineering, Construction Management, Urban Planning, Finance or a related field.
• About 12 or more years of experience in logistics, industrial, commercial, infrastructure or large-scale real estate development.
• Proven experience completing at least one full-cycle real estate development project from site identification through handover and stabilization.
• Ability to lead internal teams and external consultants, contractors, developers and government stakeholders.
• Experience managing significant capital budgets and presenting investment recommendations to senior executives.
• Professional proficiency in Mandarin and English.

Preferred qualifications

• Experience with e-commerce, logistics, retail, industrial real estate, technology or third-party logistics organizations.
• Experience developing automated fulfillment centers, distribution centers, cold-chain facilities or other mission-critical infrastructure.
• Experience with build-to-suit, joint ventures, forward funding, sale and leaseback or institutional real estate transactions.
• Experience managing multiple projects or a regional development portfolio.
• Advanced degree or professional qualification in real estate, engineering, construction, finance or project management.
