Director, Real Estate Development and Investment

About the role

The Director of Real Estate Development and Investment will lead all aspects of fulfillment‑center real estate expansion for Coupang Taiwan. This executive position sets the macro‑economic vision, builds the multi‑year asset pipeline, and oversees the full lifecycle of large‑scale logistics facilities from land banking to stabilization.

Key responsibilities

• Formulate and execute a long‑term real‑estate master plan and multi‑year capital‑expenditure pipeline aligned with business growth targets.
• Champion major investment proposals, steering‑committee defenses, and high‑stakes business cases in partnership with global finance, treasury, and tax teams.
• Direct site acquisition, land‑banking strategies, and complex commercial transactions, including joint‑ventures, build‑to‑suit, and forward‑funding models.
• Lead government relations and navigate zoning, environmental, traffic, and municipal entitlement approvals.
• Integrate next‑generation automation, sustainable building practices, and logistics technologies such as cold‑chain infrastructure into facility designs.
• Establish corporate contracting standards and risk‑allocation frameworks for developers, contractors, and consultants, resolving high‑value disputes.
• Mentor and scale a multidisciplinary real‑estate team, fostering operational excellence and proactive risk mitigation.

Required profile

• Bachelor’s degree in Real Estate, Architecture, Engineering, Construction Management, Urban Planning, Finance, or a related field.
• Approximately 18+ years of progressive experience in logistics, industrial, commercial, or large‑scale real‑estate development, with a proven leadership track record.
• Executive experience leading full‑cycle developments or a regional portfolio of large‑scale industrial/logistics facilities.
• Demonstrated ability to negotiate with C‑level executives, institutional investors, board members, and senior governmental bodies.
• Strong command of real‑estate financial modeling, corporate finance, development economics, and institutional investment underwriting.
• Professional proficiency in Chinese (Mandarin) and English.
