Senior Manager, Real Estate Development and Investment

About the role
Coupang is expanding its logistics network in Taiwan and needs a senior leader to drive the development of large‑scale fulfillment facilities. The role oversees the full lifecycle from site strategy and land acquisition through permitting, design, construction, handover and operational stabilization. You will provide strategic direction, governance and stakeholder alignment throughout the development process.
Key responsibilities
- Develop and maintain a multi‑year logistics real‑estate pipeline aligned with capacity, growth and capital plans.
- Lead site selection and land acquisition, set evaluation criteria, direct feasibility studies and manage commercial negotiations.
- Establish feasibility and permitting strategies, coordinate zoning, environmental, traffic and utility approvals, and mitigate development risks.
- Own the business case, assess scope, cost, schedule and financial returns, and present investment recommendations to senior leadership.
- Set design direction, ensure integration of architecture, engineering, automation, safety and sustainability, and chair technical reviews.
- Provide executive oversight of project delivery, enforce performance expectations for safety, cost, schedule and quality, and intervene on significant deviations.
- Lead commercial strategy for development, design and construction agreements, negotiate contracts and allocate risk.
- Manage the portfolio of development projects with consistent standards for investment, design, delivery and reporting.
Required profile
- Bachelor’s degree in Real Estate, Architecture, Engineering, Construction Management, Urban Planning, Finance or a related field.
- Approximately 15 + years of experience in logistics, industrial, commercial or large‑scale real‑estate development.
- Proven track record of completing at least one full‑cycle development project from site identification to operational stabilization.
- Demonstrated ability to lead multidisciplinary internal teams and external consultants, contractors and government stakeholders.
- Strong understanding of development economics, investment analysis, permitting, procurement and commercial negotiations.
- Experience managing significant capital budgets and presenting recommendations to senior executives.
- Excellent leadership, judgment, communication and stakeholder‑management capabilities.
- Professional proficiency in Mandarin and English.
