Project Manager, HVAC / BMS

About the role

JCI is looking for a Project Manager or Senior Project Manager to lead the full lifecycle delivery of HVAC, building services and BMS projects in Taipei. The role covers tender support, planning, execution, monitoring and close-out, ensuring projects are delivered safely, on time, within budget and in line with contractual, quality and regulatory requirements.

Key responsibilities

• Lead projects from tender through execution, including contract review, planning, scheduling and compliance with contractual and regulatory requirements.
• Manage project scope, cost, billing, cash flow and profitability, with accurate and timely financial reporting and collections.
• Review cost estimates, scope and risks before tender and execution, and support value engineering and margin improvement.
• Develop and control schedules, resources, risk registers and recovery plans.
• Evaluate contractual changes, variation orders and claims, and negotiate with clients for approval and settlement.
• Manage subcontractors, including tendering, negotiation, contract administration and performance monitoring.
• Oversee procurement, equipment selection, material ordering and delivery schedules.
• Ensure site work complies with specifications, safety standards, local codes and quality requirements.
• Coordinate with clients, consultants, contractors and internal teams, and manage project teams, including performance monitoring and capability development.
• Establish SOPs, cost estimation standards and best practices for HVAC / BMS projects.
• Monitor progress, risks and financial performance, report to management and resolve issues proactively.
• Ensure testing, commissioning and handover meet project standards.

Required profile

• Degree in Mechanical, Electrical or Building Services Engineering, or equivalent; professional membership is an advantage.
• Minimum 8-10 years of relevant experience in HVAC / building services project management (8+ years for senior BMS-focused roles).
• Proven experience in full project lifecycle management, including tendering, execution and commissioning.
• Strong knowledge of HVAC systems, BMS and related disciplines such as fire, ELV and security.
• Experience in cost estimation, SOP development and standardization for engineering or BMS systems.
• Familiarity with local and international building services codes and practices.
• Fluent in Mandarin and English with strong written communication skills.
• Candidates with less experience will be considered as Project Manager.
