Project Manager – HVAC & BMS Projects

About the role

The Project Manager, BMS will lead the full lifecycle delivery of HVAC, building services and BMS projects, from tender support through to commissioning and hand‑over. You will ensure projects are executed safely, on time, within budget and in compliance with contractual, quality and regulatory standards while meeting financial and client satisfaction goals.

Key responsibilities

• Act as primary project leader, overseeing planning, scheduling, risk management and compliance for HVAC/BMS projects.
• Manage project scope, cost, billing, cash flow and profitability, providing accurate financial reporting.
• Review cost estimates, support value engineering and margin improvement initiatives.
• Develop and control project schedules, resource plans, risk registers and recovery plans.
• Negotiate contractual changes, variation orders and claims with clients.
• Lead subcontractor tendering, contract administration and performance monitoring.
• Oversee procurement, equipment selection, material ordering and delivery.
• Ensure site execution meets specifications, safety standards, local codes and quality requirements.
• Coordinate with clients, consultants, contractors and internal teams to maintain strong stakeholder relationships.
• Manage project teams, including resource planning, performance monitoring and capability development.

Required profile

• Degree in Mechanical, Electrical or Building Services Engineering (professional membership a plus).
• 8‑10 years of experience in HVAC/building services project management, including senior BMS‑focused roles.
• Proven track record of managing full project lifecycles from tender to commissioning.
• Strong knowledge of HVAC, BMS, fire, ELV and security systems.
• Experience with cost estimation, SOP development and standardisation.
• Familiarity with local and international building codes and practices.
• Fluent in Mandarin and English with excellent written communication.
